Huddersfield-based residential property developer Vivly Living has donated a state-of-the-art kitchen for Lascelles Hall Cricket Club’s brand-new clubhouse. 

Huddersfield’s oldest cricket club was badly damaged by arsonists 14 years ago, but it is now being rebuilt in time for its 200th anniversary next year. 

Paul Brown, the managing director of award-winning Vivly Living explained: “When we were approached by Lascelles Hall for help, ahead of their historic 200th anniversary in 2025, we were only too happy to provide one of our best kitchens.  

“The club is at the heart of Huddersfield’s cricketing and sporting community. The club has first and second teams, a ladies’ team and junior teams in all age groups. They will all benefit from a revitalised ground, with first-class facilities. 

“The renaissance of this iconic cricket club is such a positive story. Although arsonists struck in 2010 and 2019, the club has fought back, raising enough money to ensure that it will be able to celebrate its 200th anniversary in style, boasting one of the finest club grounds in West Yorkshire. The club deserves all the support it is getting.” 

Richard Marshall, one of the main fundraisers for Lascelles Hall, commented: “Through determination, unwavering member spirit and volunteer and community support, the club has managed to raise enough funds to build the external shell of the new clubhouse.  

“This is planned to be completed by the end of January 2025.  It was our intention to use volunteers and member skillsets to complete the internal aspects of the clubhouse by April 2025, reaching out to local companies for support.  We wrote to over 45 local companies receiving only a handful of replies, albeit extremely generous ones. 

“One of those companies was Vivly Living, a local residential housebuilder in Huddersfield.  Vivly were one of the first to write back and support our cause and have generously offered a brand-new Huddersfield-made Ellis kitchen for the new clubhouse.  

“The committee, members and volunteers cannot put into words how thankful we are for this gift. We never imagined we would be provided with a brand-new kitchen.  The volunteers who will use the kitchen are absolutely thrilled.  We will certainly be inviting the Vivly team to enjoy our 200-year anniversary celebrations next year.” 

 

 

The new clubhouse building will have two changing rooms, an umpire’s room, kitchen, bar, lounge and toilets. 

The club has amended its name to Lascelles Hall Community Interest Company to reflect the fact the building will be available to the whole community. 

Richard Marshall added: “The full cost of the whole project could well end up being £400,000 but, thanks to companies like Vivly coming forward offering to help with fixtures and fittings inside, we can keep costs under control. The great sense of teamwork within the club has helped enormously, too. 

“Once the clubhouse is built, we want it to be open in the winter too for local groups and organisations and it’s been designed so parts, such as the changing rooms, can be shut off when not needed. 

“We will be hoping to celebrate the 200th anniversary with a big event in the summer of 2025. When the club reached its 100th and then 150th anniversary, the first team played Yorkshire at Lascelles Hall so that’s quite a feat to match.” 

A key £300,000 grant towards this project came from the Community Ownership Fund from the Department of Levelling Up, Housing and Communities.

## Stamp Duty – the main reason to buy before April 2025 
The biggest change in this Budget is the rollback on **[Stamp Duty](https://www.vivlyliving.com/news/mortgage-mastery-by-david-bussey-demystifying-mortgage-jargon-a-beginner-s-guide-to-understanding-terminology)** thresholds. Since 2022, buyers (excluding first-time buyers, who have different rules as discussed further in this blog) have been able to enjoy a raised Stamp Duty Land Tax (SDLT) threshold of £250,000, meaning you pay no tax on the first £250,000 of your purchase. But as of April 2025, this threshold will drop back down to £125,000, which means more upfront costs for nearly all buyers.  

For example, if you bought a property **now** for £300,000, you would pay zero per cent on the first £250,000 then five per cent on the next £50,000, making the SDLT £2,500. **From April**, a £300,000 property would create zero per cent SDLT on the first £125,000, two per cent on the next £125,000 (£2,500) then a further five per cent on the next £50,000 which is also £2,500, making a grand total of £5,000.    

So, if you’ve been eyeing a new home, these next few months could be your window to save on costs. Completing before April means locking in the lower Stamp Duty rates – and keeping more of your money in your pocket. 

The faster you make your decision, the better. Leaving as much time as possible for conveyancing, mortgage approvals and buyer/seller complications is the safest way to ensure that you’ll be able to take advantage of the current rates.  


## What the Autumn Budget means for first-time buyers  

First-time buyers already have a lot to consider. However, from April 2025, the SDLT exemption will only apply to homes with a value of up to £320,000, instead of £425,000.   

For example, if you bought a property **now** for £400,000, you would pay no SDLT, but **from April**, you will pay zero per cent on the first £300,000 then five per cent on the next £100,000, bringing the total SDLT for your property to £5,000.  

So, while things are set to get a bit pricier, acting quickly and securing your new home at today’s Stamp Duty rates is a big plus – and would mean starting your life as a homeowner sooner.

To minimise disruption and help you settle in quickly, any issues that arise after the 28-day mark will be resolved in one go, through a visit scheduled by one of our team.  

Behind the scenes, you’ll find our aftercare team, comprised of Aftercare Coordinator, Lindsey Atkinson, and Conrad Fennel (Contracts Manager). Lindsey heads up the team, ensuring every homeowner’s needs are met, while Conrad arranges contractors and manages repairs. Together, they work tirelessly to keep your home in perfect condition. 

Sometimes things don’t go exactly as planned, and issues can arise even in the best-built homes. While we hope that there won’t be any, we aim to resolve issues as swiftly as possible. Your comfort and peace of mind are our top priorities. 

For urgent out-of-hours concerns, we have a dedicated team on hand. Simply call our emergency team on 01484 823999 and we’ll be round to help as soon as possible.  

We know that problems do arise, but rest assured that when they do, we’ll be there to fix things quickly and efficiently.  

## Ongoing support beyond move-in 

Our service doesn’t stop the minute you finish your unpacking - we’re here to ensure that you’re confident and comfortable in your new home. 

One of the ways we do this is by offering a home demo seven days before your move-in date. During this, the site manager and Lindsey will walk you through your new home and show you how everything works, from the shower and boiler to the kitchen appliances. We want you to feel fully at home when you move in, and there’s nothing more annoying than faffing around with the thermostat for the first month!  

After you’ve settled in, we’ll check in with you again at the 28-day mark to make sure everything is going smoothly. After that, we’re on hand for the next two years to help with any issues that might arise.  

## Listening to your feedback 

We’re always looking for ways to improve, which is why we place a huge emphasis on listening to our homeowners. Your feedback is invaluable to us, and it helps shape the way we provide our aftercare services. To do this, we’ve introduced a new digital survey system, which you’ll receive through your letterbox 28 days after you’ve moved in. The Vivly Living aftercare experience

A LEADING Yorkshire developer has warmly welcomed the Bank of England’s promise that interest rates will be cut more aggressively if price rises remain under control.

Paul Brown, the managing director of award-winning Huddersfield-based Vivly Living, said the comments by the Bank’s Governor Andrew Bailey, will provide the embattled UK housing market with much-needed hope.

The Bank cut interest rates from 5.25% to 5% in August, which was the first drop in more than four years.

Mr Bailey also said that the Bank was watching developments in the Middle East "extremely closely", in particular any movement in oil prices that could fuel inflation. The Bank of England has two more meetings left this year to decide on interest rates, in November and December.

At the Bank's last gathering in September, Mr Bailey was optimistic that borrowing costs would continue to fall. But he said at the time it was "vital" inflation remained low.

Huddersfield-based Vivly Living, formerly Yorkshire Country Properties, is currently on site with three successful West Yorkshire developments in the villages of Shepley, Skelmanthorpe and Denby Dale.


Paul Brown commented: “Andrew Bailey’s positive and upbeat comments should provide confidence boost to the housing market in Yorkshire and across the UK. Despite headline inflation falling, the Bank had remained cautious about making a decision too soon that could reignite inflationary pressure. The time has now come to be braver, with inflation under control.

“For homeowners and those who’ve been looking to get on the property ladder, the past few years have been tough, but there are signs of it changing. Rates on mortgage deals have been falling, and given Mr Bailey’s assessment of the country’s finances, I’m very hopeful that more cuts will follow.

“With a new government in power that is committed to delivering near two million new homes, the Bank of England’s positivity could be a real turning point for homeowners and those who aspire to buy.

“We’ve already seen monthly mortgage approvals sitting at consistently high levels as this pent-up demand across the market earlier this year has been released and, with interest rates potentially falling further, there are genuine grounds for optimism in the residential property market.”

The Bank of England raised interest rates steadily from the end of 2021 as inflation surged, partly due to the increase in energy prices following Russia's invasion of Ukraine. However, now that inflation is currently close to the Bank's 2% target, attention has focused on how many rate cuts will be made.

Many analysts expect the Bank to reduce rates at its meeting in November. However, following Mr Bailey’s recent upbeat comments, expectations increased of a rate cut in December as well.

Paul Brown added: “The prospect of a fall in interest rates and the general more optimistic market sentiment is now resulting in an increase in enquiry levels and sales at all three of our sites, especially in the over £450,000 house price sector. 

“It is so important to remember that all parts of the new homes market aren’t in decline, despite what some pessimists might say. Our starter homes initiative at our three sites has been incredibly successful with first-time buyers keen to stop paying high rents and to climb on to the property ladder for the first time. There is also strong evidence to suggest that demand for well-built attractive family homes, correctly priced, remains healthy and should gather pace during the next 12 months.”


Vivly Living has been shortlisted in Housing Project of the Year category in the 2024 Building Magazine awards for its successful Knowle Grange development in Shepley and the company won of a raft of regional and national awards last year. 

Phase One of Knowle Grange comprises 31 houses, 28 of which have already been sold or reserved.

Living green: how Vivly Living is leading the way on sustainable house building 

The award-winning residential property developer Vivly Living has strengthened its marketing team with the appointment of Joe Murray as trainee marketing executive.

Nineteen-year-old Joe joins Huddersfield-based Vivly from commercial trailer manufacturer Montracon.

Joe, who was educated at New College, Pontefract, explained: “This is a wonderful opportunity for me. Vivly Living is a highly respected and successful residential developer with a strong presence in West Yorkshire.

“I decided to embark on an apprenticeship, rather than go to university, because I prefer to learn while working. My apprenticeship course is designed to last 18 months, but I am hoping, provided I work hard, I can reduce this to 14. I strongly believe that apprenticeships play a key role in career development and I am determined to make the most of this wonderful opportunity.

“I am joining a close-knit team where I am hoping that my digital marketing skills, including photography, blog and content writing and social media experience, will be a real asset. Vivly has a tremendously bright future ahead and I am honoured to be part of it.

“I have always been fascinated by both residential and commercial property. My father is an architect and my grandfather was a property developer, so the sector is in my blood. This is a dream job.”

Buying your first home is an exciting milestone and a dream come true for many. But alongside the excitement, it’s natural to feel a bit overwhelmed by everything that needs to be done. From saving for a deposit to setting up your new home, the process can seem daunting. That's why we've created this comprehensive guide to help first-time buyers unlock the door to their dream home. 


# Understanding your financial readiness 

Becoming a homeowner is an exciting milestone, but it's important to ensure that your finances are in order before embarking on this journey. Knowing where you stand financially will help you determine your budget and what type of home you can afford. 

**Assessing your finances**

Start by evaluating your current financial situation, including your income, expenses, savings and any outstanding debts. This is the foundation of your home-buying journey. Consider creating a detailed budget to track your monthly expenses and see how much you can realistically allocate towards a mortgage. 

**Credit score**

One of the most crucial aspects to consider is your credit score. Lenders will use your credit score to determine your loan eligibility and the interest rate you'll qualify for on a mortgage. If your credit score is on the lower end, it's a good idea to take steps to improve it before applying for a mortgage. This may involve paying off outstanding debts, disputing errors in your credit report and making all your payments on time. 

**Debt-to-income ratio**

In addition to your credit score, it's essential to evaluate your debt-to-income ratio. Lenders will want to see that you have a stable source of income and that your debt is manageable, so they'll typically look for a debt-to-income ratio of no more than (approximately) 40%. This means your monthly debt payments shouldn't exceed 40% of your gross monthly income. If your ratio is higher, you may need to work on reducing your debt before applying for a mortgage.

**The deposit**

One of the biggest financial commitments when buying a home is the deposit. Typically, you’ll need to save between 5-20% of the home’s purchase price. The larger the deposit, the better your mortgage rates will likely be. Start saving as early as possible and explore any government schemes available to first-time buyers. These can sometimes help you get on the property ladder sooner than you’d expect. Also, there are recommended bank accounts that will help boost your savings for a deposit, so it's a good idea to do research into these at this stage of the house buying process.  


# Budgeting beyond the house price 


**Additional costs**

When buying a home, there are a variety of additional costs you’ll need to budget for. These might include solicitor fees, survey costs and insurance. These expenses can add up quickly, so it’s important to factor them into your overall budget early on. 

**Moving day costs**

Moving into your new home comes with its own set of expenses, whether that’s hiring professional movers, renting a van or purchasing packing materials. Start by getting quotes from local movers - consider it an investment in making your move as smooth and stress-free as possible. Don’t forget to buy lots of tea, coffee and biscuits for the people that are helping you move - it can be very tiring!   

**Switching over bills**

Once you’ve bought your home, you’ll need to handle the practicalities of moving in, which includes setting up your utilities. This means contacting providers to organise your new accounts for electricity, water, gas, council tax and internet.  

If you’re moving from a rental property, you may be able to just transfer the accounts over to your new home, but you’ll need to check that your providers cover the area you’re moving to. To ensure a seamless transition, schedule the switchover well before your move and inform your current providers of your moving date. This way, you can avoid any unnecessary disruption to your services and make the moving process as smooth as possible. 

Because your Vivly Living property is brand new, you’ll have a bit more to arrange before you arrive as you’ll be the first person to live at the address:   

*Internet:* it often takes a few weeks to arrange for an engineer to visit your property to set up a broadband connection.  

*Bins:* you should contact your local council department to arrange for wheelie bins to be delivered to the property, they may take a couple of weeks to arrive. Find out online when the bin collection days are.  

*Warranty registration:* register the warranty for your appliances, this needs to be done by the homeowner. You will find all the warranty details in your Vivly Living handover pack.  

Additionally, the Vivly Living aftercare team will provide you with details of the current utility providers for gas electricity and water and the final meter readings from the time of the sales completion. We will provide the utility companies with the meter readings and your name as the new homeowner(s), as well as the local authority for Council Tax. 

 


# Preparing for the move 


Moving into your first home is a big step, and with a bit of preparation, you can make the process much easier for yourself. 

**Decluttering before moving**

One of the best ways to streamline your move is by decluttering beforehand. Take this opportunity to go through your belongings and decide what you really need. Items that don’t make the cut, but are still in good condition, can be donated, sold or recycled. Selling these unwanted items on reselling sites like **[Vinted](https://www.vinted.co.uk/)** or **[Depop](https://www.depop.com/gb/)** can make you a bit of passive income. That means more money for your big move!  

**Packing tips**

When it comes to packing, organisation is key. Start packing early and do it one room at a time. A useful tip is to use binbags to pack the clothes from your wardrobe on their hangers (a bit like a suit carrier) - this will reduce packing/unpacking time and will save space in the moving van. Also, consider creating a ‘first-night’ box with essentials like toiletries, a change of clothes and basic kitchen items - don’t forget the kettle for that all important mid-move brew! You’ll thank yourself later as this will save you from rummaging through boxes on the first night in your new home.  


# Settling into your new home 


Once the boxes are unpacked, there are still a few more steps to take to make your new house feel like home. 

**Change of address**

Don’t forget to update your address with important companies. This includes your bank, your employer and any subscription services you use. We recommend setting up a **[postal redirect](https://www.royalmail.com/personal/receiving-mail/redirection)** with Royal Mail to ensure that you receive any post which might go to your old address.  

**Exploring your new area**

Finally, take some time to explore your new area. Discovering local amenities like supermarkets, cafes, parks and restaurants will help you feel more at home. It’s also a great way to meet your new neighbours and start building connections in your community. Welcome back to Kirsty’s Home Hints, where I’ll be giving you my tips on turning your house into a haven of complete relaxation. If you’re new here, I’m Kirsty, Customer Service Representative at Vivly Living and I’m excited to share my top tips with you ahead of **[International Relaxation Day](https://www.internationalrelaxationday.com/)** on the 15th of August.

The day was pioneered by nine-year-old Sean Moeller from Michigan back in 1985. He suggested that people shouldn’t do anything strenuous on this day – including work and cleaning. Isn’t that just music to your ears? Maybe it should become a national holiday!  Moeller continues to support National Relaxation Day year-on-year, and the day has been recognised by organisations such as **[The Mental Health Foundation](https://www.mentalhealth.org.uk/)**, **[BBC Earth](https://www.bbcearth.com/)**, **[Sport England](https://www.sportengland.org/)** and many more.

So, let’s get into my top 10 tips on how to make your home a relaxing space, including decluttering, embracing the natural elements, creating cosy and comfortable spaces, relaxing master bedroom paint ideas and dedicated yoga zones. 

# The importance of having a relaxing home

Before we delve into my practical tips, let’s talk about why creating a relaxing home is so important. Your home should be more than just a place to sleep and eat – it should be where you can unwind, recharge and feel at peace, but I understand that this can be hard nowadays due to the hybrid-working world we live in. While that environment isn’t conducive to the idealistic sanctuary we’re going for, it doesn’t make it impossible to create; there are still ways to make your home more calming. 
Having a relaxing home can reduce stress, anxiety and improve relationships. Physical and mental wellbeing has been associated with living in a peaceful, relaxing environment as it improves sleep, productivity and lowers stress levels. Being stressed makes it almost impossible to give everything 100% of your time, so focus on some of my tips and watch many aspects of your life improve.

# Declutter and organise your space 

***Clear the chaos: decluttering tips***

Having a cluttered space can lead to a cluttered mind. Start small by focusing on one area at a time – perhaps begin with your entryway which may be covered in shoes, or a clutter hotspot like the kitchen counter. Make three piles: keep, donate and throw away. This approach will help you visualise just how much stuff you’ve got and how much you’re getting rid of – the sense of accomplishment you’ll feel at the end makes it totally worth doing! Remember – a tidy space makes a tidy mind. 

***Utilise smart storage solutions***

Invest in stylish storage solutions to keep things organised such as ottomans with hidden storage or coffee tables with shelves. Multi-purpose furniture like this is perfect because it’s functional and aesthetically pleasing.

When I’m not meeting the lovely customers of Vivly Living, I am a yoga teacher. I may be biased, but I can't stress the benefits of having a dedicated space for yoga and meditation enough. Paul Brown, the managing director of award-winning Huddersfield-based Vivly Living, said the decision by the Bank to cut the base interest rate by 0.25 per cent from 5.25 per cent to 5.00 per cent has provided the embattled UK housing market with much-needed hope.

Major lenders such as Halifax, NatWest and Santander had all cut their mortgage rates in anticipation of a possible rate cut.

Mr Brown commented: “The cut to the base rate will deliver a timely confidence boost to the housing market in Yorkshire and across the UK. Despite headline inflation falling, the Bank had remained cautious about making a decision too soon that could reignite inflationary pressure. The time had now come to be braver, with inflation under control.

“For homeowners and those who’ve been looking to get on the property ladder, the past few years have been tough, but there are signs of it changing. Rates on mortgage deals have been falling, and I’m very hopeful that more cuts will follow.

“Summer is traditionally a busy time of the year for the housing market and this base rate cut should hopefully provide a new wave of confidence and affordability for many. With a new government in power that is committed to delivering near two million new homes, the bank’s decision could be a real turning point for homeowners and those who aspire to buy.

“There’s lot of pent-up demand in the market after months of political uncertainty and the base rate cut is the catalyst that we’ve been waiting for. 

We’ve already seen monthly mortgage approvals sitting at consistently high levels as this pent-up demand across the market has been released and, with interest rates now starting to fall, there are genuine grounds for optimism in the residential property market.”

Vivly Living, formerly Yorkshire Country Properties, is currently on site with three successful West Yorkshire developments at Shepley, Skelmanthorpe and Denby Dale.

Paul Brown added: “This stability in interest rates and the general more optimistic market sentiment is now resulting in an increase in enquiry levels and sales at all three of our sites, especially in the over £450,000 house price sector. 

“It is so important to remember that all parts of the new homes market aren’t in decline, despite what some pessimists might say. Our starter homes initiative at our three sites has been incredibly successful with first-time buyers keen to stop paying high rents and to climb on to the property ladder for the first time. There is also strong evidence to suggest that demand for well-built attractive family homes, correctly priced, remains healthy and should gather pace during the next 12 months.”

Vivly Living has just been shortlisted in Housing Project of the Year category for its successful Knowle Grange development in Shepley and the company won of a raft of regional and national awards last year. 

Phase One of Knowle Grange comprises 31 houses, 28 of which have already been sold or reserved.

## Denby Dale: A Slice of Traditional Yorkshire

Denby Dale is famous for its giant pies, but there's much more to discover in this charming village.

It is owned by a family from Denby Dale itself and offers a wide range of locally made goods, including food, drink, unique gifts and bespoke hampers. Utterly Yorkshire showcases the talent and creativity of local artisans with a fantastic, friendly atmosphere. It really highlights the amazing talent in our wonderful area and is a fab place to find a trinket or gift. 

One of my favourite shops is the **[Kirkwood Hospice Charity](https://www.thekirkwood.org.uk/)** shop on Wakefield Road. It's perfect for sustainable shopping, updating your wardrobe and finding new pieces of homeware for your YCP home! All proceeds support the Kirkwood Hospice, which provides vital care and support to those with life-limiting illnesses. The shop is well-organised and staffed by friendly volunteers who are passionate about the cause, making it a fantastic place to spend your hard-earned money in.

The shortlisting party for the Building Awards will take place on September 18 at Church House, Westminster in central London, while the glittering Awards ceremony itself is on November 5 at the Grosvenor Hotel in Park Lane, London.

“Building regulations dictate that we obtain both design and as-built SAPs, which are generated by pulling together the build criteria including materials used, insulation and heating types. At Denby Dale, these included our use of timber-frame construction, highly efficient gas boilers, full internal wall insulation, solar panels, and wastewater heat recovery, which have all been used to create this high energy efficient rating, used in a variety of combinations


“Each property at Denby Dale has different methods of achieving the rating due to its location on the site, orientation and roof configuration. But all are equally energy efficient and environmentally friendly. We are proud to place more emphasis on sustainability than the bigger volume housebuilders, which sets us apart.  

“Energy is a bigger topic right now than it’s been in a generation. As we work our way through an ongoing energy crisis, most of us have become more conscious of how much energy we use and our homes at Denby Dale have been built specifically to keep energy costs down.”

**Have a picnic:**

A picnic is a fun, low-budget way to spend your bank holiday weekend. You can do this with friends, family, the kids or everyone! Dust off the cool box, make or buy your favourite picky bits and find a local park (my favourite is The Sands in Holmfirth) to spend the afternoon in. 
Alternatively, although getting out and enjoying the lovely surrounding nature is great, you don’t have to travel far for a picnic if you don’t want to. With just a blanket, you can have a fantastic picnic in the comfort of your own garden. 
A great game to play at a picnic is bean bag toss for the kids, or boules for the adults. It is amazing how competitive people get! You can buy inexpensive kits for both games online, and they’ll last you for many summers to come.

**Visit a vineyard:** 

Did you know that Holmfirth is home to a gorgeous vineyard? Spend a day at the Sheveling Wine Estate at [Holmfirth Vineyard](https://holmfirthvineyard.com/), where you can try great local wines and take in the gorgeous views of the Yorkshire countryside. You can dine in their tasting lounge, which offers panoramic views of the Holme Valley (I recommend the Afternoon Tea), discover the history of the vineyard and try their award-winning English wines on a tour and tasting session. You can even stay the night in one of their carbon-neutral apartments.  

**Host friends and family for a BBQ:**

If the weather permits, why not have your friends and family for a bank holiday BBQ? My go-to routes are both near Holmfirth – a beautiful short route round [Honley Woods Circular](https://holmfirth.info/place/honley-woods-circular-walk-21-4-miles/) and a longer route at [Digley Reservoir](https://holmfirth.info/place/digley-long-walk-2-5-miles/). You could even incorporate a picnic pit-stop into your walk to make it double the fun! 

**Work on a mini project:**

If you prefer to stay in all weekend and enjoy your lovely YCP home, why not spend it working on a mini project? You could upcycle some old furniture into a brand-new item. For a fraction of the cost, you could transform and refresh your space. I love watching [@casalawson](https://www.tiktok.com/@casalawson?lang=en) on TikTok for all of her upcycling tips. It’s amazing what a bit of graft can do!

Do you have a wardrobe full of clothes that you’ll never wear again but can’t bear to sort out? Now is the time to do it! Sort them into four piles: Bin, Donate, Sell, Keep. Donate your clothes to a local charity shop, for example, the brilliant [Kirkwood Hospice](https://www.thekirkwood.org.uk/) shop in Holmfirth, which uses the money they make from donations to provide high-quality care for its patients and their families.  

Did you find clothes that still have the tags on that you forgot to return and have not touched since you bought them? Selling these unwanted clothes on reselling sites like [Vinted ](https://www.vinted.co.uk/) or [Depop ](https://www.depop.com/gb/) can make you a bit of passive income. That means more money for your summer wardrobe refresh!

SUPER SUMMER SAVINGS FAMILY DAY AT SHEPLEY

Welcome back to Mortgage Mastery with me, David Bussey. In this edition, we will be demystifying mortgage jargon. Whether you’re a first-time buyer or just looking for a new place to call home, getting to grips with the plethora of mortgage-related terminology can be overwhelming – so, below is an A-Z of key terminology-related FAQ’s that you may ask yourself when researching mortgages. Knowing the answers will empower you to make informed decisions when it comes to one of the biggest financial commitments of your life. So, let’s get started!  

**What is an Agreement in Principle?**

An Agreement in Principle (AIP), also known as a Mortgage in Principle or Decision in Principle, gives you an understanding of how much you may be able to borrow towards the purchase or remortgage of a property. It's a document that you can use with an estate agent, or those selling a property, to show that you are in a suitable financial position to purchase it. 

All lenders will make a decision on how much a mortgage applicant can borrow by assessing their affordability. This is assessed using the applicants’ income and expenditure. 

General income will consist of salary for the employed and net profits for the self-employed, guaranteed overtime, bonus payments, sustainable allowances, benefit income and pension. 

General Expenditure will consist of monthly credit commitments, including credit card balances; personal loan repayments; car finance; student loans; childcare costs and all monthly expenses that fall under household costs such as utility bills; Council Tax; food and transport.  

The lender will use their own method of calculation so there is no one rule for all. It’s also based on the individuals’ personal circumstances, for example how many dependants they have, their age and the mortgage term.  

Most lenders have Affordability Calculators available on their websites which will give you a good idea of the amount that can be borrowed from that lender. Other lenders may offer a higher or lower mortgage facility. 


**What does APR/APRC stand for?** 

The annual percentage rate of charge (APRC) is the total cost of the loan expressed as an annual percentage.  The APRC is provided to help you compare different offers. 


**What is a Broker/Intermediary?** 

An independent adviser who can help you with mortgages and other financial matters. 

 

**What is a Credit Score?**

Most banks and mortgage lenders use a credit score to determine your ability to pay back the money you have borrowed (via monthly payments). Your personal credit score is affected by money you are already borrowing, such as credit cards, phone loans, car loans etc, and whether you make payments on time or have a history of missed monthly payments.  

Using credit cards as an example, if you miss a payment, your credit score is negatively affected, whereas if you pay your credit card off in full each month, your score is positively affected. The higher your credit score; the more likely you are to get a mortgage because you are seen as financially responsible and low risk. You can keep track of your own personal credit score by visiting a credit referencing agency. The most reliable and mostly used by mortgage lenders are Experian, Equifax and Check My File. 

 
**What is Conveyancing?**

Conveyancing is the legal process involved when ownership of a property is transferred from the seller to the buyer. It can start when your offer is accepted, up until after the sale is completed. 

Purchasing a property is a legal transaction, so your mortgage lender will require you to obtain the services of a qualified solicitor or property Law Conveyancing specialist. This ensures that you are protected and all the legal administrative work is completed correctly. 

***The conveyancer will manage tasks including:***

-handling the contract of exchange – e.g., negotiating any details, if needed 

-dealing with the Land Registry 

-handling local council searches and other formal enquiries 

-reviewing your mortgage offer from the lender 

-collecting and transferring money for the property purchase 

-arranging for payment of Stamp Duty, Land Tax and other payments 

-notifying the freeholder of the sale, if your home is leasehold  

-providing legal guidance. 


**What is a Mortgage Deposit?**

The amount you need to pay towards the total purchase price of the property. This varies depending on the product and lender. Some lenders offer as little as a 5% deposit mortgage for first time buyers. 

 
**What is an Early Repayment Charge (ERC)?**

Some mortgages, such as a fixed rate mortgage, charge a fee if you pay back the loan early. This is known as an ERC. It can vary, so check your original letter of approval or terms and conditions for the amount.  Most lenders, however, will allow overpayments of up to 10% of the mortgage balance in any one year without applying an ERC. 

**What is a Fixed Rate Mortgage?**

A mortgage where the interest rate stays the same for a specific period (e.g. two or five years) even if the base rate changes in the meantime. 

**What does Freehold mean?**

You own both the property and the land it stands on. 

**What is a Gifted Deposit?**

A gifted deposit is when someone else, perhaps a family member, provides the funds for some, or all, of your mortgage deposit. This however must be a genuine gift with NO expectation of it being repaid. The gift donor will have to sign a declaration to this effect and to confirm they will have NO interest in the property.

**What is the Land Registry?**

The official body that holds the details of property ownership. 

**What does Leasehold mean?**

You own the property but not the land it is built on, for a specific number of years. Flats are usually owned on a leasehold basis. You may find it hard to get a mortgage if there are fewer than 70 years left on the lease of the property you want to buy. Leases are renegotiable, but the shorter remaining terms, the more expensive it will typically be. 

**What are Lender Arrangement Fees/Product Fees?**

When selecting a mortgage lender, it’s important to be aware of the costs associated with the mortgage products they offer. 

As an example, mortgage products will include *Fixed Rates*, *Tracker Rates*, and *Variable Discounted Rates*. So, if you would prefer to fix the rate of interest on your mortgage, the lender may charge an arrangement fee or product fee to secure the rate offered. Generally, this fee is likely to be between £495 to £1,950. In some scenarios, this fee can be added to the mortgage balance, but remember that any fees added will incur interest charges throughout the term of the mortgage. Alternatively, you can make the payment upfront with your application. 

**What does LTV mean?**

LTV means Loan to Value. This is the ratio of what you borrow for your mortgage (presented as a percentage) against the value of your property. For instance, if you have £50,000 mortgage and your home is worth £100,000, your LTV is 50%.  

**What does Monthly Repayment mean?**

The amount you pay to your lender for your mortgage each month. 

**What is a Mortgage Illustration?**

A mortgage illustration should be given to you before you make a mortgage application. It describes the key things you need to know about your mortgage, such as payments and fees. A mortgage broker can guide you through a mortgage illustration, to ensure that you understand each section and are happy with the contents. 

**What is a Mortgage Offer?**

This is your guaranteed offer. Once your mortgage is approved, you'll get a formal offer setting out the terms and conditions. 

**What is a Mortgage Term?**

The amount of time over which you repay your mortgage (e.g. 25 years). 

**What does Overpayment mean?**

This is when you pay extra, over and above your monthly mortgage payment. You could choose to make a one-off lump sum overpayment or regularly on your monthly repayments. Overpayments save you interest and will shorten your mortgage term. Don’t forget about ERC’s though! 

**What does Portability mean?**

This is when an existing mortgage is transferred between properties when you move house. 

**What is a Payment Holiday?**

This is a period during which you make no payments on your mortgage, however, interest will continue to be charged. This feature is usually only available on a flexible mortgage. 

**What is Stamp Duty Land Tax/SDLT?**

This is a tax you pay when you buy a property. You don't have to pay stamp duty on a property purchase of up to £250,000 (/£425 for first time buyers) but will pay a percentage of the price on any amount over this. The rates of stamp duty increase with property price, ranging from 1% to 5% for properties up to £1million.  

**What is a Standard Variable Rate?**

The default mortgage interest rate that your lender will charge you after your initial mortgage deal ends. 

**What is a Tracker Rate Mortgage?**

This is when the mortgage interest rate is set at a fixed percentage above the Bank of England (BoE) base rate. The interest rate payable will rise and fall in line with changes to the BoE base rate. 

**How important is a Valuation?**

Mortgage lenders require a valuation to prove that the property is worth the amount you want to borrow. 

**What is a Variable Rate?**

This means the interest rate can go up or down if your mortgage lender decides to change their standard variable rate.

Incorporating sensory elements can transform your garden into a relaxing sanctuary. I particularly like adding fragrant flowers like lavender or jasmine for calming aromas, and wind chimes or water features for tranquil background noise. Engaging all of your senses can create an escape from the stress of day-to-day life.  

**Grow Your Own Food**

Growing food in your garden nourishes your body and de-stresses the mind. I love to plant herbs such as basil or mint (they’re perfect to add to cocktails during summer BBQs!) Why not follow Stress Awareness Month 2024’s theme of ‘Little by Little’ and start with a few simple options to avoid getting overwhelmed. The sense of achievement you’ll feel when tasting your home-grown produce will definitely boost your mood!  

**Here are a few easy things to grow in your garden:**

**Welcome Wildlife into your Garden**

Making your space inviting for wildlife brings wonderful creatures into your garden and contributes to the local eco-system. Creating a relaxing space is essential for maximising your garden’s stress-relieving potential. Invest in comfortable garden furniture that suits your personal style and needs, such as cushioned chairs and sofas to ensure optimal cosiness when hosting family and friends. I think adding snug blankets and solar-powered lighting is a great idea as it extends outdoor fun well into the evening – garden party, anyone? Another bonus is that its eco-friendly!

**Practice Garden Yoga**

As a yoga lover and teacher, I wholeheartedly advocate for practicing yoga in your garden (when the British weather permits!), as it offers a multitude of physical and mental health benefits. Connecting with nature helps you relax and feel more grounded, due to the surrounding greenery and flowers creating a sense of serenity which is unique to the outdoors. Basking in the sunshine while practicing yoga boosts your vitamin D levels, ultimately supporting immunity and bone health. Additionally, being outdoors naturally stimulates your endorphins, which, combined with the ones produced during exercise, sets the tone for a fantastic day!  

**Spend Time with Family and Friends**

Hosting family and friends for quality outdoor time is even more of a delight in the spacious layout of a YCP home. Are you a dab hand at DIY? Why not try to build your own seating area, which you can tailor to suit your personal taste and needs. You could even build a pergola – perfect for when the British weather is not on our side, but you still want to reap the stress-busting benefits of getting outdoors! Imagine sitting under it and unwinding after a long hard day, or in contrast, using it as a platform to kick-start your day with an exercise session. 

**Take Up Gardening**

Getting your green gloves on can have considerable benefits for your mental health. Gardening triggers the release of serotonin and endorphins, known as the “feel-good” hormones, which boost your mood and increase your overall mental wellbeing. Studies conducted by the Mental Health Organisation have linked gardening to improved quality of life, mood and a greater sense of community connection. While I’ve already highlighted the benefits of growing your own food and adding bird feeders to your garden, don’t underestimate the benefits of simple tasks like weeding, watering or cutting the grass. So, why not treat yourself to a relaxing trip down to the garden centre and have a mooch around the aisles of pots, seeds and plants?

Having strengthened our team with the appointment of Phil Snoad as senior sales negotiator to work alongside Kirsty Watts, Customer Experience Advisor.
